Vert Investments creates value for its investors by acquiring, streamlining and managing high quality commercial properties in stable growth markets.  Our strategy is focused on enabling investor access to a diverse portfolio of cash flow centric, stabilized assets.  Many fund managers chase the highest returns along with the highest chance of failure.  With our experience of over 30 years in commercial real estate acquisition, we have developed specialized skills in identification, underwriting, negotiation, management and equity allocation.  This experience provides us with the ability to bring assets in any property type and from many different markets.

Fund members achieve a high degree of flexibility and a maximized added dollar for dollar impact.  Instead of deploying all capital as a down payment for one property, our investors spread their investment capital across many properties allowing them further diversification with minimal risk.  With a diversified portfolio, you as the investor, are in control of individual markets, property classes or tenant mixes.

Fee Structure:

We believe in minimal fee structures with management compensation primarily weighted on investment performance.  Most fund managers make a living by assessing fees that are decoupled from equity returns.  We win when our investors win.

Derived from decades of commercial property acquisition and underwriting, we’ve come to believe that the core of any successful commercial investment depends on the following:

We uncover existing cash flows from strong tenants in strong locations and pass that stability on to our partners.  This is aided by our near vertical integration into the commercial property investment world.  If needed and depending on each deal, we have cultivated strategic partnerships to leverage at every critical juncture in an investment's lifespan.  These relationships allow us autonomous control of an asset from entry to exit as well as first pick of any off market investment opportunities that won't be found anywhere else.
